What the law says before you pay anyone
These apply to every home improvement contractor in the State, us included.
- A deposit can never exceed one third of the job
- New Jersey home improvement law (N.J.A.C. 13:45A-16.2) caps the deposit at 33 % of the contract price. If a contractor asks for half up front, or for the full amount before the work is finished, that is not standard practice — it is against the rules.
- Any job over $500 must be in writing
- Above $500 the contractor owes you a written contract with the total price, the work to be done and the start and finish dates. A verbal quote over the phone does not meet that bar.
- You get three days to cancel a contract signed at home
- If you sign in your own kitchen rather than at a place of business, New Jersey gives you three business days to cancel in writing, no reason needed.
- The contractor must be registered with the State
- Home improvement contractors register with the NJ Division of Consumer Affairs and carry commercial general liability insurance. Ask for the registration number before work starts, not after.

How much does chimney work cost in New Jersey?
Most chimney jobs in Ocean and Monmouth County fall between $150 and $5,000. A sweep is $179–$399, an inspection $150–$500, cap installation $200–$700, crown repair and repointing $400–$2,500, and a full stainless reline $1,500–$5,000. Rebuilds go higher. How much is the inspection?
It is $99 plus tax, and the written quote that follows is free. If you approve the work, the $99 comes off the price — so the inspection costs you nothing the moment you go ahead.
Do you charge for the estimate?
The written estimate is free. The on-site visit that produces it is $99 plus tax, deducted from the price if you approve the work. You approve before anything starts, and you only pay for work you agree to.
Why will nobody give me a price over the phone?
Because the honest answer depends on things nobody can see down a phone line: how many flues, how tall the stack, whether the roof needs staging, and what condition the liner is actually in. What we can do over the phone is tell you which range you are in — and that is what these pages are for.
What's included in a chimney sweep?
Room protection, a full sweep of the flue with rotary or hand brushes, HEPA vacuuming of the firebox and smoke shelf, and a visual check of the liner, crown and cap — documented with photos before we leave.
Do you charge a call-out fee?
The on-site inspection is $99 plus tax, deducted in full from the quote if you approve the work. The written quote is free, and you approve the price before anything starts. There is no separate travel charge anywhere in our Ocean and Monmouth County service area.
How much deposit should a chimney contractor ask for?
No more than one third of the total. New Jersey home improvement law caps it there (N.J.A.C. 13:45A-16.2), and any job over $500 needs a written contract stating the total price and the start and finish dates. A contractor asking for half up front is outside the rules.
Are chimney prices higher on the Jersey Shore?
Somewhat — typically 15 to 25 % above the national average, for two reasons that are real rather than opportunistic. Labour costs more in this part of New Jersey, and coastal chimneys genuinely wear faster: salt air and freeze-thaw cycling mean more of the work is repair rather than maintenance.
